Dry Rot and Wet Rot are wood destroying fungi which attack timber in order to extract food to maintain growth and the generation of spores. Affected timber exhibits significant loss of weight. In buildings the result is the deterioration and ultimately destruction of the timber with serious consequences in the case of structural sections.

 

 

Rising damp, as its name suggests is caused by the upward travel of moisture through brickwork, blocks, renders and plaster, caused by the process of capillary action, which will rely on the surface tension of moisture to allow moisture to travel vertically from the ground level.

 

Condensation in a property will occur when warm air comes into contact with a cold surface or a cold spot. The air will then be cooled below its saturation point causing excess moisture vapour to change in to liquid water. The condensed moisture will usually appear as water drops or water film on non porous surfaces such as windows or tiles.
